We are proud to offer you various levels of service at this time, with each level tailored to meet your individual association needs.

  • Level 1 Initial/Full (with site-visit)-   Designed for associations performing an initial reserve study or for associations that have concerns about the accuracy (or detail) of their component inventory.   Recommended immediately after the homeowners take over control of the association from the developer.  Contents include:

                    1) Physical Analysis (on-site review)-
                           a) Develop component inventory
                           b) Establish useful life & remaining life
                           c) Estimate cost
                           d) Prepare field report (condition assessment)
                                   *provide DIGITAL COLOR PHOTOS of problem areas observed

                   2) Financial Analysis-
                           a) Determine reserve allocation
                           b) Determine reserve strength
                           c) Project reserve income & expense over a timeframe

RFP (Request for Proposal- Level 1)
  • Level 2 Full Update (with site-visit)-   Developed for associations that have confidence in the accuracy (or detail) of their component inventory, and require an expert in all construction trades (such as a General Contractor) to prepare a field report (or condition assessment).  Recommended at least every three (3) years.   Requires any prior reserve study.  Contents include:

                   1) Physical Analysis (on-site review)-
                           a) Evaluate/Adjust useful life & remaining life
                           b) Evaluate/Adjust cost
                           c) Prepare field report (condition assessment)
                                   *provide DIGITAL COLOR PHOTOS of problem areas observed

                   2) Financial Analysis-

RFP (Request for Level 2 Proposal- Level 2)
  • Level 3 Financial/Paper Update (no site-visit)-  This product allows for an inexpensive review/update necessary to ensure success.  It is highly recommended for associations that are "weak" in reserve strength, with a strengthening plan in-process that needs monitored.  The association must have confidence in the accuracy (or detail) of their component inventory.  Requires any prior reserve study.  Contents include:

                   1) Physical Analysis (off-site review)-
                           a) Evaluate/Adjust useful life & remaining life
                           b) Evaluate/Adjust cost

                   2) Financial Analysis-
                           a) Determine reserve allocation
                           b) Determine reserve strength
                           c) Project reserve income & expense over a timeframe

The workbook was developed exclusively to provide association management valuable management information tools (MITs) at 'the lowest possible cost'.  It is specifically designed for smaller associations that may have budget constraints, larger associations with qualified staff capable of doing the physical analysis or any other community association that requires a professional Reserve Study report to ensure adequate funding for future expenditures.

Here's how it works!  The community association (or designated representative) performs the physical analysis by utilizing clear and concise step-by-step instructions contained in the workbook.  Worksheets are completed and forwarded to Strategic Reserves.   We compile this information and perform the financial analysis to provide a funding plan that is uniquely established by our expert analysis of the association’s current physical and financial condition.  A rough draft of the report is sent for review prior to reserve study completion.  It's that simple!
